THINKING ABOUT A FACE LIFT?

1. Building Permits


- NEED to posses a permit to begin construction!

- Assume it will take 2-3 trips to the Municipal Services Building

- First time: ask what is needed to obtain the permit
- Second time: go back with what is needed
(e.g. your business license, title)
- Third time: go back with extra patience

2. Check availability of city "bonuses"

3. Find a contractor that's the right fit for you
- Ask around for recommendations

- Get several estimates and evaluate the following:
Price
Availability
Is the contractor licensed with City?
Is the contractor insured? (CGL w/owner named as additional insured & workers' comp.)
Get in writing what the contractor will do for the proposed fee
Compare estimates

4. Contract: DO NOT SETTLE FOR MERE DESCRIPTION OF WORK!!!
Some considerations:
-Who supplies what (i.e. owner and contractor may divide various materials)
-Work must be done in workman-like manner and in compliance with all laws
-Contractor should get permits, inspections
-Contractor should have all licenses
-Provide proof of CGL and workers' comp w/owner named as additional insurance
-Schedule of payments (hold back, waiver of liens)
-Schedule of work
-Adequate oversight
-Indemnity: the right to receive compensation from another for a loss paid.

5. During the Project
- Be careful about letting your payments get ahead of the work
- Be nice to your building inspector(s)
