NeighborhoodLIFT

Application Instructions


If you meet the qualifications for the NeighborhoodLIFT program, please follow the instructions below to apply.

1. Click here to schedule your Eligibility Determination Session. Appointments are only available online on a first-come, first-served basis. Appointments cannot be made by phone.

Homebuyers should set their appointment at least 30 days before the settlement date listed on the homebuyers purchase and sales agreement. This ensures an appropriate time frame to process and close eligible homebuyers' NeighborhoodLIFT loan by the close date. If you have less than 30 days between your appointment and your settlement date, then an addendum to extend the settlement date should be brought to the appointment.

2. Submit the documents listed below within 24 hours of making your appointment. Documents must be submitted to phillylift@nkcdc.org electronically. Please include your first and last name in the subject line of the email. Failure to submit these documents within 24 hours or incomplete documents will automatically cancel your appointment. In the case of incomplete documents, clients may only request a maximum of two appointments.

  • Mortgage Preapproval from a NeighborhoodLIFT Approved Lender
  • Signed purchase and sale agreement, 1st, 2nd and signature pages (signed by all parties)
  • Homebuyer education (HBE) certificate--Prior to closing, successful completion of the eight-hour HBE course is required through NKCDC's e-Home America platform. (Note: If you successfully completed homebuyer education through an approved agency prior to April 1, 2016, your certificate will be accepted.)

We will confirm scheduled appointment requests within 48 business hours from receipt of all documents. You will receive an email accepting the scheduled date and time. The email will say that your "appointment was accepted." This is not a confirmation of your eligibility for the program.

If you fail to submit all required documents within 24 hours, your appointment request will be cancelled. You will receive an email letting you know your appointment request was cancelled. In the case of incomplete documents, clients may only request a maximum of two appointments.

3. Attend your appointment to confirm eligibility, with the necessary documents in hand. If you do not bring the required documents to your appointment or you fail to show up, your appointment will be cancelled and you will be required to schedule a new appointment if appointments become available. A fully executed addendum to your purchase and sales agreement with the new closing date will be required on the day of your Eligibility Determination Session.

You will receive a NeighborhoodLIFT Eligibility Letter if you meet the eligibility requirements and your required documentation is confirmed.

4. Your lender must submit all required documents to NHS of Greater Berks no less than 13 days prior to your closing date. Required documents are located here.
