About Orinoka

As a result of input from community residents during the compilation of the North of Lehigh Neighborhood Revitalization Plan, NKCDC completed a $17.8 million rehabilitation of the vacant Orinoka Mills factory at 2771-2777 Ruth Street in 2017. Today, Orinoka Civic House contains 51 units of sustainable, affordable housing for rent, as well as community space, a commercial storefront, and NKCDC offices.

Living at Orinoka

Orinoka Civic House has 51 one and two-bedroom apartments. The space is modern classic with large windows that provide natural light. Kitchens contain stainless steel Energy Star appliances, wide counter tops and beautiful cabinetry. Bedrooms have exposed brick and large closet space that allows room for storage above. There is on-site laundry. The building’s community space is available to residents and the public.

Orinoka Civic House is located at 2771 Ruth Street, Philadelphia, a block from the Somerset stop on the Market-Frankford El and easily accessible to three SEPTA bus lines. Rents vary based on income and apartment size.

Income limits

Orinoka apartments are designed to be affordable housing for individuals or families earning between 20% and 60% of the Area Median Income (AMI) for Philadelphia County. Rents are based on your household income at the time you move in. Depending on your household size, you can have no more than the following household income to qualify for apartments at 20%, 40% or 60% AMI:

Please note that there may be a wait list but we are always taking applicants. Applicants must be able to pass a criminal background check and credit check, have a verifiable source of income, and meet certain income restrictions.

Individuals or families making between 50% and 60% of Area Median Income—as well as those looking for ADA-compliant apartments—are especially encouraged to apply.
